The City of South Pasadena has announced the listing of eight former Caltrans properties, a move officials say will expand housing options for current and prospective residents and support future affordable housing development in the city.

On March 4, 2026, the City Council authorized the execution of purchase and sale agreements with Caltrans for the acquisition of multiple unoccupied properties. These properties were originally acquired by Caltrans through eminent domain for the now-defunct 710 Freeway extension project through South Pasadena.
The City previously approved the sale of five unoccupied Caltrans properties in 2024, which were ultimately sold in December 2024.
Under AB 1038, the City is required to use proceeds from subsequent sales to fund three affordable housing units for every Caltrans property purchased, a policy intended to support the development of much-needed affordable housing in South Pasadena.
City staff has partnered with the Dave Knight Real Estate team to develop a comprehensive marketing and sales strategy for the properties. Marketing is scheduled to begin June 9, 2026, with open houses to follow.

The eight properties included in the acquisition are:
- 1131 Columbia Street, known as the historic Columbia House
- 530 Orange Grove Avenue
- 534 Orange Grove Avenue
- 901 Bonita Drive
- 1037 and 1039 Grevelia Street
- 808 Valley View Road
- 822 Valley View Road
- 540 Prospect Avenue
City officials say the initiative reflects an ongoing effort to create sustainable and equitable housing solutions. The acquisition and planned sale of these additional Caltrans properties represents, according to the city, a significant step toward that goal.
