Sunny Skies Terrace, LLC, is redeveloping Focus Plaza in San Gabriel and rebranding it as TAWA Gateway, a recognition of TAWA Supermarkets, Inc., the owner of the 99 Ranch Market chain, an anchor tenant since 1990.

TAWA Gateway will be reimagined as a premier lifestyle center with elevated amenities, local and national retail, food and beverage tenants and landscaped exterior areas; it will continue to be anchored by 99 Ranch Market. The first phase of the construction will begin in August 2023, and businesses will remain open during construction.
The 12-acre property located at the corner of Valley Boulevard and Del Mar Avenue is in the center of a vibrant, ethnically diverse community. Sunny Skies Terrace intends to establish TAWA Gateway as a retail and dining destination serving the needs of new and existing tenants as well as local residents and visitors from the Los Angeles metro area and beyond.
Sunny Skies Terrace has retained Newmark to lead the retail leasing efforts. Sunny Skies Terrace manages and operates shopping centers across California, each of which is anchored by a 99 Ranch Market.
