The CalAssist Mortgage Fund is now offering a full year of assistance to California homeowners whose properties were damaged or destroyed in recent disasters, including last year’s Los Angeles wildfires. The expanded support, which does not need to be repaid, also raises income limits so more families can qualify.

Under the updated guidelines, eligible homeowners may receive twelve months of mortgage payments, sent directly to their mortgage servicers. The program is open to homeowners who are current on their mortgage, behind on payments, or in forbearance. Those who previously received only three months of aid will now be offered additional support to bring their total assistance to a full year.
“This expansion is about lifting weight off families who have lost so much,” said Rebecca Franklin, Chief Deputy Director of the California Housing Finance Agency (CalHFA). “Many families affected by the LA fires have been on forbearance for a year now and haven’t made a mortgage payment since the fires started. By offering a full year of mortgage assistance and expanding income eligibility, we’re making it clear that this support is real, available, and intended for families who are still recovering.”
Income limits have also increased significantly. In Los Angeles County, households earning up to $281,400 annually now qualify, a $70,000 increase from the previous cap. In Butte County, the limit has risen to $255,000. Income thresholds vary by county, and a full list is available through the program.
Launched in June 2025 and administered by CalHFA, the CalAssist Mortgage Fund was created to help homeowners whose primary residences were destroyed or rendered uninhabitable by qualifying disasters. The program aims to stabilize housing for affected families as they navigate insurance claims, rebuilding challenges, and rising construction costs.
For some homeowners, the expanded assistance offers a renewed sense of stability. Aurora Barboza Flores of Altadena, who lost her home in the 2025 fires, said the program has been essential during a difficult time.
“Twelve months is huge,” Barboza Flores said. “I was happy even thinking I could get three months, but a full year of assistance, that’s big. I’m so grateful. I’m so happy.”

The program is funded with $105 million from the National Mortgage Settlement and is designed as a limited‑term resource for Californians recovering from recent disasters.
